For Buyers

Buying New Construction? Bring Your Own Agent.

A brand-new home is one of the biggest decisions you’ll make, and the builder’s sales rep works for the builder. The Adolph Group represents you, at no cost to you, from lot selection to final walkthrough across the Houston metro.

Talk to us before your first model-home visit so we can protect your representation.

Why It Matters

The Model Home Isn't Neutral Ground

Walking into a builder's sales office unrepresented means no one in the room is working for you. Here's why buyers who bring The Adolph Group come out ahead.

Our Representation Is Free to You

Builders already budget for a buyer's agent commission. When you bring us from day one, that cost is covered by the builder, not added to your price. There is no reason to walk in unrepresented.

The Sales Rep Works for the Builder

The friendly agent in the model home is paid to protect the builder's bottom line. You deserve someone on your side of the table reviewing every number, clause, and promise before you sign.

We Know the Houston Builders

From Katy and Fulshear to Cypress and the northeast corridor, we know which builders deliver, which incentives are real, and where the best lots and phases are before they hit the public list.

What We Handle

Guidance at Every Stage

From the first tour to the keys in your hand, we manage the details builders would rather you didn't ask about.

01

Community & Builder Selection

We help you compare builders, floor plans, and communities against your budget, commute, and long-term resale, not just the model that looks prettiest.

02

Lot & Phase Strategy

Lot premiums, orientation, and future development around you affect value for decades. We guide you to the right lot and the right phase to buy in.

03

Incentives & Upgrade Negotiation

Design-center dollars, rate buydowns, and closing-cost credits are all negotiable. We push for the concessions that actually move the needle for you.

04

Contract & Addendum Review

Builder contracts are written to protect the builder. We read the fine print on timelines, escalation, and cancellation so there are no surprises.

05

Inspections & Walkthroughs

Yes, new homes still need independent inspections. We coordinate third-party and pre-drywall inspections and hold the builder to their punch list.

06

Financing Options

Builder lenders aren't always your best deal. We help you weigh the builder's incentive against outside financing so you compare apples to apples.

Where We Work

New Communities Across the Houston Metro

New master-planned communities are opening across the region every season. Wherever you’re looking to build, we can guide you.

Common Questions

What Buyers Ask Us Most

Does it cost me anything to use The Adolph Group on a new build?

No. Builders set aside a commission for the buyer's agent as part of their marketing budget. When we represent you from your first visit, that fee is paid by the builder, not by you.

The builder's sales agent was so helpful. Why do I need my own agent?

The on-site sales representative is employed by and works for the builder. They cannot advocate for your interests in a negotiation. Having your own agent means someone is protecting you, at no added cost.

I already visited a community. Is it too late to have you represent me?

Sometimes. Most builders require your agent to accompany or register you on your first visit. If you're planning to tour communities, reach out to us first so we can protect your representation.

Do new construction homes really need an inspection?

Absolutely. Even quality builders make mistakes. We recommend independent pre-drywall and final inspections, and we make sure the builder addresses everything on the list before you close.
